Serviced offices are could be worth £126bn by 2025, instead of £62bn, if valued as their own asset class, according to a new report.
The study, by think tank Capital Economics and property academics, Professor Michael White of Nottingham Trent University and Professor Neil Dunse of Heriot-Watt University, was launched today and commissioned by Office Space in Town.
It argues the case that serviced offices are undervalued by up to 20% and need a market-specific valuation framework, as well as outlining a framework for the first time.

The economist Vicky Pryce has said a Brexit will cause an "uncertainty premium" around foreign investment decisions.
The UK would be less attractive to overseas investors in the case of a leave vote in the EU referendum because it would no longer be a gateway to Europe, she added.
She was speaking to Estates Gazette at a referendum event hosted by Helix Property on June 7.

Don't copy Google when it comes to workplace strategy.
That's according to workplace expert Despina Katsikakis, the driving force behind Google's workspace, one of the most iconic and copied in the world.
Katsikakis said that interiors must be developed to support the culture of the business in question.
"When we did the vision for the Google workplace, the look was copied all over the world. But people didn't understand what it meant. It was a physical manifestation of the cultural values of Google. It wasn't a transferable solution," she said.
"You need to engage to understand the culture of a particular business. Otherwise you could end up with a space that looks great but does not fit with the culture at all.
"And then the space will fail."

Great Portland Estates posts profit growth

Great Portland Estates has posted a rise in pretax profit for its financial year ended 31 March to £555.1m from £507.4m.
In the period revenue rose to £128.8m from £88.8m and net rental income increased to £75.5m from £66m.
It also recorded a £442.2m surplus from investment property, up from £380m a year earlier.
Its portfolio valuation grew by 15% during the year, during which it posted rental value growth of 9.9%.
